Basic Function

To repair and maintain buildings, grounds, furniture, machinery, and equipment; and to perform related duties as assigned.
 
The current temporary vacancy is in the Social Services Service Team. The eligibility list created by this vacancy may be used to hire other vacancies in the department or County.

Temporary appointments may only work up to a maximum of six months. Candidates chosen for hire into a temporary assignment will not gain any rights or preferences for other permanent, Ramsey County positions.

If an internal candidate is selected, salary will be set in accordance with the personnel rules (i.e., promotion, transfer, or voluntary reduction).

Responsibilities

Examples of Work Performed

  1. Remodel building interiors by reading blueprints, removing and building walls, sheet rocking, painting, and varnishing and maintaining doors and locks.
  2. Perform general building maintenance by changing light fixtures and lamps, unclogging drains, installing plumbing, cleaning, stripping and waxing floors, painting and patching with cement or putty, and fixing broken windows.
  3. Install and maintain equipment in heating, ventilation, and air conditioning systems; replace motors, appliances, pumps, small engines, lights, and electrical fixtures.
  4. Repair or build items such as bookcases, desks, shelves, picnic tables, picnic shelters, and signs.
  5. Maintain shop area and keep tools clean and in good repair.
  6. Maintain grounds by trimming trees, pruning bushes, patching sidewalks, and shoveling snow.
  7. Unload trucks delivering materials or supplies.
  8. Winterize buildings by draining pipes, blowing out lines, covering windows and doors, and disconnecting electric.
  9. Order and receive parts and supplies required to perform duties
  10. Observe gauges and instruments to determine if equipment is functioning properly.
  11. Investigate maintenance problems or complaints and determine the necessary corrective action and proper tools and supplies needed to proceed.
  12. Make recommendations on whether to repair or replace equipment or furniture based on a cost analysis.
  13. Keep records of maintenance and repair work.

Qualifications

Education: High School Diploma or equivalent.  Assignment in the Property Management Department will require a current State of Minnesota Special Engineer Boiler's license.

Experience: Three years of experience in mechanical or maintenance work that involved repairs, maintenance or alterations to commercial buildings.

Other: Must have and maintain a valid driver's license.
Supervisory/Managerial Responsibility & Work Environment

Supervisory/Managerial Responsibility: None. May occasionally give work direction or guidance to Maintenance Workers or less experienced General Repair Workers.

Work Environment: Duties are performed both indoors and outdoors. The majority of duties involve standing or stooping and, depending on assignments, climbing ladders and scaffolding the equivalent of one day per week. Work is performed in noisy areas and around disagreeable odors including paint and varnish. Duties involve lifting objects of up to 20 pounds on a daily basis and occasionally lifting objects over 100 pounds. Involves exposure to hazards such as operating power tools, doing electrical work, and working on scaffolding; and exposure to seasonal weather conditions. Some positions operate motor vehicles up to two hours per day.

Internal/External Relationships: Daily contact with building management, department staff, residents of institutions, and the public to determine maintenance and repair needs.

Impact on Services/Operations: Duties impact the department's/institution's ability to provide a safe, well maintained facility. Proper performance results in a minimum of inconvenience to residents, staff, and the public during performance of duties; safe, sound, and cost effective maintenance and construction projects; and in a pleasant, efficient environment for work, living or recreation. Improper performance can result in an inability to maintain or repair building components, fixtures, and machines; and loss of department time and money due to errors or inefficiency. Knowledge, Skills and Abilities Required

Required at Entry:

  • Knowledge of the materials and methods used in general repair and maintenance work.
  • Knowledge of heating plants, air conditioning systems, and other equipment unique to the institution or building assigned to.
  • Knowledge of fire laws, building codes, the Right-to-Know-Act and other regulations pertaining to the department or institution assigned.
  • Ability to use both power and hand tools including power saws, drills, routers, grinders, wrenches, screwdrivers, hammers, sewer augers, pipe threaders, pumps, and scaffolding.
  • Ability to lift objects that weigh over 75 pounds.
  • Ability to analyze problems and determine solutions to maintenance and repair problems.
  • Ability to perform basic skills in carpentry, welding, electrical, and plumbing.
  • Ability to establish effective working relationships with co-workers, residents, and the general public.
  • Ability to read blueprints.

Veteran's Preference:  This is a classified position requiring an open, competitive selection process.  Veteran's Preference points will be applied after a candidate passes the examination process.  Applicants who are eligible for veteran's preference should update their veteran's DD214, and other supporting documents, and submit them as an attachment at the time of application.
