Primary Function of the Position

The Facilities Maintenance Technician conducts daily maintenance and repair of buildings, grounds, and associated equipment for all HAP owned buildings including leased office spaces and Eastside Home LLC. The candidate must demonstrate a strong work ethic, as well as integrity, accountability, and excellence in previous work experiences. Our desired candidate is able to demonstrate their ability to work through complex building, vehicle, and facility issues while maintaining a safe and operable organization.

Responsibilities

General Maintenance (50%):

Prioritize tasks and work schedule on a daily basis with input and feedback from Facilities Supervisor. Asist with interior and exterior inspections, preventative maintenance, repair, and/or upkeep of all facilities owned or leased to keep them in good operating condition. Maintain properties and buildings to meet code requirements under local, state, and federal guidelines. Verify that all properties are always free of hazardous materials and trash (both internally and externally). Maintain and repair plaster, drywall, roofs, windows, doors, floors, carpet, woodwork, light fixtures, painting, etc. to appropriate and acceptable standards. Repair and maintain all interior and exterior lights at all facilities to ensure they are operational, including the parking lots. Replace burned out bulbs in a timely manner. Upkeep all facility grounds, including parking lots, including sweeping, and picking up trash. Perform preventative maintenance and repair of facilities mechanical equipment and machines. Asist with purchasing, ordering, and tracking facility general maintenance supplies (i.e. nails, screws, glue, plumbers tape, electrical tape, etc.), routine parts needed for repairs/maintenance, and inventory of leftover parts and supplies from special projects (i.e. extra tile, carpet squares, touch-up paint, ceiling tiles, etc.). Asist with coordinating and recording of all interior and exterior routine and required annual, monthly, and quarterly inspections of buildings, units, and properties, including roofs, HVAC, plumbing, fire, alarm, electrical wiring, vehicles, etc. Help with onsite supervision of contracted external vendors and keep detailed records of work being performed. Aid with quarterly Eastside Home inspections to identify any needed repairs or issues, and to provide training to ESH clients on minor home upkeep and/or replacement of light bulbs and batteries in smoke or carbon monoxide detectors. Shovel snow on sidewalks and apply salt/sand during business hours, and as needed, during the winter season to ensure safety of all walkways at HAP owned offices. Work with Supervisor to open and close all facilities and ensure all facilities are safe and secured after events and business hours. Perform surveillance and security checks at all locations. Prepare meeting spaces, conference rooms, and atriums for meetings, conferences, and celebrations as needed. Move office furniture and facility equipment as needed. Vehicle Maintenance (20%):

Conduct regular inspections and routine maintenance on all vehicles, including oil changes, fluid levels, brake pads, tire tread, etc. Ensure all vehicles have current insurance cards in them. Perform preventative maintenance and repair on all vehicles to keep them in good working condition in all seasons. Help Front Desk with vehicle check in/out as needed. Janitorial Services (10%):

May assist Supervisor in supporting janitorial vendor and other team members to ensure all buildings are cleaned appropriately and in compliance with safety regulations. Asist with the handling of emergency and non-routine cleaning and upkeep requests at times when janitorial staff are not on-site, and as otherwise needed. Help schedule cleaning of ESH properties and get them ready for showing/rental or after tenants leave. Administrative (20%):

May assist in compiling facilities and inspections reports. Work on maintenance FreshService tickets on a daily basis. Serve as a back-up to answer and respond to fire and security alarm and after-hours facility emergency call for all locations including East Side Home. Help with tracking of all facility tools and equipment using spreadsheet. Participate in conducting annual facility tools inventory count. May help Supervisor with obtaining vendor quote requests. Do mail run daily with consistency and in timely manner. Attend and participate in all scheduled impact area and organizational meetings. Other duties as needed to accomplish program goals, outcomes and to support Operations and Agency initiatives.

Qualifications

Skills, Knowledge and Abilities:

Knowledge and ability to perform general maintenance and upkeep of buildings, properties, and vehicles. Must be able to demonstrate superior judgment and decision-making in all aspects of work. Ability to work effectively with staff and vendors on troubleshooting, problem solving, and repairs. Knowledge of cleaning supplies and equipment and how to use them safely and effectively. Excellent interpersonal skills and ability to effectively communicate with team members and organization staff. Ability to ensure all maintenance practices are carried out safely and in accordance with OSHA guidelines. Experience with creating and maintaining checklists using Microsoft Office products (e.g., Word, Excel) Ability to work independently with minimal supervision, while also being a strong team player. Availability to work some evenings and weekends as needed for special events or work that must be performed outside of regular business hours. Education and Experience

A high school diploma is required. An AA Degree or HVAC/Electrician Certificate is highly desired. Two to three (2 to 3) years of experience in general building maintenance is required. Must possess a valid MN driver’s license and current auto insurance and ability to travel between office locations on a regular basis.
